It has a great layout for guests and has all the amenities needed to get you great rental income - pool with tiki bar & fridge, hot tub, basketball hoop, fish cleaning table, plenty of deck space, storage space for guests on the ground level for all the gear (beach chairs, bikes, fishing rods, etc.) parking for eight & two dry entries. The layout is a reverse floor plan with the top level being a large open floor plan that leads to a large sun deck looking out to the ocean. There is a gas fireplace in the living room with built ins, a tower nook and a half bath off the main living area. There is one master bedroom (two more on mid level) on the top living level that has a sun deck off of it, large closet and the bath features a large garden tub. There is a den off the kitchen that leads to the screen porch. The middle level is where the other 4 bedrooms and the rec room are located. The rec room features a pool table, a wet bar with microwave and a refrigerator with an ice maker. There are 2 additional master bedrooms and then 2 additional bedrooms with a full bath in the hall. The washer and dryer are also on the mid level making laundry more convenient than on the ground level. The pool is a nice size and there is a tiki bar with a mini fridge for everyone to relax at & enjoy. Convenient storage areas on the ground floor off the car port areas. Both HVAC systems were replaced in 2013 and have full transferrable warranties through Trane. The 80 gallon water heater was replaced in 2014. This home is currently used as a weekly rental in the summer and then the owners live there from Sept - May. The rents can increase considerably if new owner elects to use as a true weekly rental home - working on a projection with Resort and will put in Associated Docs. Rentals for 2014 season (June-Sept) were $40,100 - open the home up and should gross over $50K. 2015 is almost fully booked. The guest love the location. There are many different shops, restaurants, Jennette's Pier, miniature golf and the new sound front park that the Town is working on now, all within walking distance!
